A good start…

As you may know, a Homeowners' Association is a comprehensive entity. Therefore, when an HOA comes under the management of vb&t VvE diensten, it is important that all matters are thoroughly and correctly arranged from the outset.

To guarantee this, vb&t VvE Diensten has established the ‘Start-up and Takeover’ department. The processing of new VvE’s has, in recent years, grown from a secondary activity within the various management offices/branches to something that requires a fully-fledged department.

This team of four, based at the Eindhoven head office, is dedicated to guiding the onboarding of dozens of associations annually. This process encompasses all administrative matters, such as processing member data and notary documents, but the department can also, for instance, offer assistance with drafting a deed of separation or making arrangements with potential investors.

As the name ‘Start-up and Takeover’ suggests, there are two ways in which an Owners' Association can come into management. The start-up means it is a completely new Owners' Association.
For example, the complex might be newly built and just completed, or an existing property that has recently been ‘subdivided’. It can also happen that an existing VvE (Owners’ Association) comes under the management of vb&t VvE services. In that case, the team offers administrative support to the branches.

With the onboarding of almost 100 associations last year, the department has become an indispensable part of the organisation.
However, if things are properly arranged at the front end, everyone involved – and therefore also the owners – will ultimately benefit from this.
